There are islands in Greece that have enjoyed capital appreciation of 50% per annum for a continuous time span of 20 years. Such islands are Spetses and Mykonos. The island of Spetses has never experienced a downward pressure on prices, as the demand is constant. In the last two years prices have exceeded Athens’ residential prime properties. There are other islands with great potential for development and capital appreciation, such as Paros and Andiparos in the Aegean, Thassos on the northern part of Greece and Ithaca in the Ionian. These islands have started being developed, but prices are still comparably reasonable, so an investor and a speculator may enjoy a nice capital appreciation. Crete and Rhodes are a secure investment with a standard appreciation over the years.
