Investing in residential properties in Greece has not proved to be a satisfactory investment compared to other kinds of investments which have enjoyed a great capital appreciation. A profitable investment has been a purchase of a plot on an island or an island holiday house. Capital appreciation has been in some cases 50% annually.

In the past two years the old residential flats have been in recession and the new builds are facing price stagnation. Houses in very exclusive areas of Athens have been appreciated over the last 5 years and a spectacular increase in demand has been recognized in seaside houses after 2005.
